River Irwell between the Pilkington Way and Blackburn Street Bridges. The buildings on the North bank are the rear of the market hall and premises used by a bank, building society and solicitors.

Despite facing south, there are very few windows and what there are, are small. A sign that these buildings were built at a time when riverside locations were not fashionable for retail or housing but were considered more appropriate for industrial use.
