Located at the end of Langstone High Street, overlooking Chichester Harbour. Licensed since 1700, so an old pub. At high tide, on a warm summer's evening, I can imagine this being a very popular location. Houses, behind the mill, have access via the track (under water) in front of the 'Royal Oak'. One resident was busy polishing his car; obviously no plans to venture out for a couple of hours, until high tide had passed.
