This building is included in the Grade II listing for 87-107 Clayton Street as being built c 1837, probably by John Wardle, for Richard Grainger, and re-fronted in 1870 (the date is just visible in the centre of the balustrade) Link

But it is more likely to have been an infill of 1870, as the site was still not built on in the 1850s, a window opening was found in the north gable of no. 89, and the cornice of no. 89 returns across the gable and appears at the rear. Also, the architectural style and the floor levels of no. 87 are different from the rest of the terrace on the east side of the street between Falconar's Court and Fenkle Street.
