According to James Ritchie (Proc. Soc. Antiq. Scotland, vol. 55, p. 226; freely available on line): "[St Fergus'] church is surrounded by a graveyard which, being within 8 miles of Aberdeen, ran a considerable risk of having its graves occasionally raided on behalf of the students attending the medical classes at the University there" and hence the watch house was built.
