The hotel is Grade II Listed but split in two entries, presumably as the hotel has grown into its neighbours. It also seems to use Grade II Listed no.2 on the corner of Low Sand Lane as offices and staff accommodation. The taller section (no.4) with the hotel name is, or was, early 19th century Kirkby House. The long low section is mid 18th century listed in 1951 as Lakes Hotel and revised to Trout Hotel in 1974 so probably called this for some time before 1974. The hotel's website tells us that the building dates back to the 17th century (1670?) and was once a favourite of Bing Crosby. Based on planning applications, the hotel moved into Kirkby House in 1985 and continued to expand through the 1980s and 1990s to 2003. Internal alterations for more bedrooms was granted in 2005. Further extensions were granted in 2009 and 2012. Flooding in 2009 and 2016 resulted in improvements in resilience and flood defences. It was reported that the 49 room hotel was sold in 2022 and that the previous owners had spent around £3m in recent years on refurbishment.
