The Waterfront development, Warwick :: Shared Description
Flats and houses, offices and a health centre have been built on the site of Pottertons factory and offices at Portobello, Warwick. The development was unwelcome, controversial, disruptive and is still incomplete.
Pottertons manufactured boilers and heating controls and had been established in Warwick for many years. In 1996 they were taken over by the Baxi Group. Manufacturing soon ceased; design and other functions moved to Brooks House in Coventry Road, Warwick. In 2003 it was reported that following demolition an investigation of the site had been undertaken by the County Planning Archaeologist; also that substantial and controversial development plans were being discussed.
Planning permission may have been granted around 2006, construction beginning with a new road bridge into the site from Rock Mill Lane across the River Avon. The first blocks of flats for private purchase were up by 2009. A large part of the site is devoted to social housing for rent. There were to be a series of flats over garages (FOGs) by the river for which the 'undercrofts' were built. At the time of writing (March 2014) they remain uncompleted; the contractor and all materials and equipment have been absent from the site for two or three years.
Construction recommenced in 2015, presumably under a fresh planning permission.
